Our Process for Building Custom Built Homes on Your Land

  • Development. Once the land is chosen, we have to obtain permits and zoning that make the construction of the residential property legal. This stage also includes utility hookups, a sewer system, and physical development including clearing of obstacles, grading the land, and prepping the lot for construction.
  • Architectural Design. This is the stage where we determine the structure and shape of the home. A floorplan will be constructed using your input as well as architectural best practices, considerations for storage, number of rooms and bathroom, lot size, and natural light.
  • General Contractor Duties. We’ll set up a schedule for your custom-built home, organize tradesmen, and begin the structural work on the home. We’ll also take care of quality control and assurance and regular inspections as each task is completed and each phase of the build is finished.
  • Interior Design. This stage is often the most exciting part of the custom build process. Our interior designers will work closely with you choosing materials including brickwork or siding, caret and flooring, windows, stairs, fixtures, paint colours, and more.
  • Sub-Contractors. Once all of the design decisions have been made and finalized, we’ll oversee a team of sub-contractors including excavators for site prep, foundation work, and your basement, carpenters for the framing, roofing, exterior doors, and windows, masons for concrete and brickwork, electricians, plumbers, drywallers, painters, and landscapers, among others.
  • Inspections. We will conduct regular inspections to ensure that everything is built and installed properly and is up to code. We’ll ensure that your home is safe, structurally sound, and completed with a high standard of craftsmanship. We’ll conduct inspections at all appropriate stages through the build as well as in the final stage to ensure everything is absolutely perfect before we leave.
