Our Process for Basement Development in Victoria BC

Every basement renovation or remodel will consist of the same stages of construction.

  1. Framing. Framing is necessary in basements so that you can put up insulation and drywall rather than have your concrete foundation act as your wall. This is the first step in the process whether you are keeping your open concept or adding a few rooms.
  2. Electrical Work. The next stage after framing is installing electrical wires in the skeleton walls. All outlets will be placed and wired and will be inspected for safety and proper installation.
  3. Plumbing. Installation all of your plumbing connections is the next step of your basement remodel. These connections will make the new bathroom, kitchen, and laundry machines functional.
  4. Sound and Entertainment. Once these basics have been completed, it’s time for the electronics since you’ll want these wires hidden behind your drywall as well. Whether you’re adding a home theatre system or connecting cable and internet, you’ll want these elements installed before the drywall goes up to create a clean finish.
  5. Drywall Installation. Large sheets of drywall will be delivered to your residence and cut down to fit the shape of your walls. Your builder will first install insulation between the framing before the drywall sheets are nailed to the framing in strategic areas for a sturdy finish. Holes are cut into the drywall to fit outlets, cord exists, or fixtures and the sheets are joined together for a clean and whole appearance.
  6. Flooring. If you don’t already have floors installed, or if you want to change the flooring in your basement, this is when it’ll happen. Heated floors might be a great idea if you’ll spending lots of time in your basement since they tend to be colder.
  7. Painting. Painting the drywall is the next stage of the process, but you could always do this step yourself if you wanted to save a few bucks, especially with all the new gadgets for home painting to make it faster and easier.
  8. Trimming. To finish up your walls, you need to install trim along the bottom of the wall where it connects with your floor. Your baseboards can be the usual white, or you can choose another style to match your future décor.
  9. Doors and Hardware. Each room of your new basement will need to be fitted with doors and additional trimming for a neat finish. If you’re renovating your basement into a suite, you’ll need to add locks to the main entrance as well.

Of course, some extras will change the nature of the process. For example, if you want taller ceilings or need a separate entrance, we’ll have to excavate to make that possible. And if you’re transforming your basement into a suite, it’s a whole other can of worms to install a kitchen and bathroom. For any other renovation project, these basic steps remain the same.

Cost of Basement Development Victoria BC

A basement renovation will cost between $35 and $55 per square foot on average. To put this in perspective, if your basement measures 600 square feet, you’re looking at $27,000 at $45/square foot.

Of course, your costs will fluctuate depending on the materials chosen and what you’re renovating the space into. Transforming your basement into an apartment will be much more costly than simple finishing a basement for an office or man cave.

While this may seem like a big cost for a relatively small space, there are a number of benefits to renovating your basement that will result in the reno paying for itself. Basement suites typically pay for themselves in as little as two years, and you’re essentially doubling your usable space in your home so your resale value will skyrocket as well.
